Built to start in Florida

Every deal has a dozen ways to go wrong. Hubia catches them first.

A missed inspection deadline. A contract retyped by hand. Documents lost in WhatsApp. A lead that went quiet. Marketing that waits for Sunday night. Hubia reads the contract, watches every date, files what arrives and keeps the client warm — one system for the whole business, with an assistant working inside it.

Where deals go wrong

Eight things that cost agents money. What Hubia does about each.

Told the way agents tell it. Under each one: the mechanism, not the adjective.

The signed contract is in my email. The dates are in my head.

Every deal retyped by hand. One wrong date is a lost contingency.

Hubia reads the signed PDF and builds the deal.

Parties, price, inspection period, financing and closing are extracted from the executed contract and set on the calendar — weekends and federal holidays skipped. No vendor form library needed.

I found out the inspection period had ended the day after it ended.

A missed deadline can cost the deposit, the deal and the client.

Hubia watches every date, every day.

The warning lands in the app, by email and on the calendar in your pocket — days before, not after. Deadline monitoring never costs a credit.

My clients message me on WhatsApp. The file lives somewhere else.

Attachments chased across chats; nothing on the record when it matters.

Their conversations mirror into the client's timeline.

Connect the WhatsApp Business number you already use. Hubia reads — it never sends — and files the PDF that arrives to the right deal. Anything about money is flagged for a person.

To answer “what's due this week?” I open five tabs.

Every status question is ten minutes of digging — and the client is waiting.

Ask Hubia. It answers from your records.

Which deals close in March, what is missing on 910 Brickell, who has not sent the addendum — then it drafts the client update in your language. You press send; Hubia never messages clients on its own.

Leads go quiet because follow-up lives on sticky notes.

Sixty-one percent of an agent's business is repeat and referral. Silence is the leak.

The board shows who went quiet and books the follow-up in one tap.

Stuck deals, coldest clients and overdue follow-ups sit on the pipeline, not in your memory. Schedule the call with a day and a time; it lands on your calendar.

Marketing means another blank page on Sunday night.

Weeks without posting, and tools paid out of pocket that never got used.

Content drafted from the deal you already entered.

Just-closed posts, listing reels and market updates come from your own transactions. No blank page, no camera, no second subscription.

Brokers

My name is on the compliance file. The deal lives on an agent's laptop.

Audit exposure, and split disputes you learn about at closing.

Every deal in the office on one board.

Stage, risk, missing documents and the commission split per file — visible to the broker, with a closing file that builds itself.

Straight answers

What we don't do yet.

You would rather find this here than in month two. So would we.

We do not sell you leads. Direct lead intake, web forms and portal handoffs landing straight in the leads inbox, is in build. Keep the lead source you have.
The Florida forms are not included yet. We are working to have them available as soon as possible. Meanwhile your office's own forms come in during onboarding, a slot for each one, and Hubia helps you map them — it proposes the fields, you confirm — then reads and fills them for everyone.
MLS data is available through MLS Grid. Your brokerage approves the feed and pays the MLS's data fee. Until then, comps come free from county public records.
We are early, and Florida-first on purpose. If your procurement needs a SOC 2 report today, we are not there yet, the security page says exactly where we are.

Put one real deal in and see.

Load an executed contract on the trial and you will know inside an hour whether this replaces your stack. If you would rather have someone drive, book thirty minutes and we will do it with you, on your own file.
